01. Commercial Urban Strategy & ROI Brief
Situated along the high-traffic Main Chichawatni Road in Kamalia, the Al-Fateh Commercial & Corporate Hub was conceived to set a new benchmark for commercial real estate in the region. Typical local commercial plazas suffer from closely spaced interior columns that obstruct retail displays, poorly planned staircase cores that sever upper-floor access, and chaotic exterior facades cluttered with split AC outdoor units and aftermarket signage.
Areesh Architecture & Builders engineered a five-level (Lower Ground + Ground + 3 Upper Floors) commercial asset that maximizes leasable floor plate efficiency (87.5% net-to-gross ratio) while projecting an unmistakable monolithic brutalist street presence.
02. Structural Clear-Span Engineering
To attract national banking branches, flagship retail brands, and corporate tenants, our structural drawings eliminated all interior columns within the primary showroom footprint:
- 38-Foot Clear-Span Portal Frame: Perimeter shear-wall columns and high-strength post-tensioned/deep-ribbed RCC floor beams span the full
38'-0"interior width, giving tenants complete freedom to partition or open up the floor plate. - 900mm Full-Plot RCC Raft Foundation: Engineered following geotechnical borehole testing to distribute concentrated perimeter column loads evenly across the alluvial soil profile.
- Rear-Tucked Vertical Core: The 8-passenger traction elevator shaft, wide granite-tread staircase, washroom stacks, and electrical riser shafts are consolidated at the rear-east corner—preserving 100% of the 40-foot road frontage for retail display glass.
03. Facade Architecture & Mechanical Integration
A commercial building's elevation must remain clean and legible years after handover:
| Design System | Architectural & Engineering Solution | Commercial Benefit |
| :--- | :--- | :--- |
| Solar Control Fins | Deep 600mm angled architectural concrete vertical fins across Levels 01–03 | Blocks direct afternoon sun while framing views toward the main boulevard |
| Curtain Wall Glazing | 24mm double-glazed Low-E tempered glass in anodized charcoal aluminum mullions | Reduces HVAC cooling loads by 32% and insulates against street traffic noise |
| HVAC & Signage Discipline | Dedicated ventilated louvered service bays on each floor + standardized backlit fascia band | Prevents tenants from drilling into structural concrete or cluttering the main elevation |
| Forecourt & Parking | Pervious heavy-duty concrete pavers with dedicated transformer & standby generator pad | Smooth customer drop-off and ramp access to the 11'-6" high Lower Ground floor |
04. Documentation & Municipal Compliance
Areesh Architecture & Builders delivered the complete commercial package—from initial feasibility and 2D floor plans to photorealistic 3D visualizations, commercial map approval documentation, and supervised structural/facade execution—ensuring fast leasing uptake prior to completion.
